A client’s property was managed elsewhere, and the tenant had fallen significantly into arrears. He came to us asking about landlord insurance to cover the loss.
Insurance would have covered the loss, but it wouldn’t have fixed what caused it.
The client moved the property into our management. We assessed the arrears in full, then worked directly with the tenant to put a structured payment plan in place.

What owners ask us before handing over their commercial property.
We look after the day-to-day running of your property so it stays leased, compliant and performing. That covers rent collection and arrears, lease administration and renewals, facilities and maintenance, outgoings and financial reporting, tenant relationships, risk assessments and regular reporting to you.
Our fee is a percentage of your monthly income, agreed with you based on your property and what it needs, and is often recoverable from tenants under a net lease. Any one-off fees for sundries or specialised tasks are set out in your appointment before we start, and any commission or rebate we receive is disclosed to you.
Usually by giving your current agent written notice under your appointment. For most continuing commercial appointments in Queensland that’s 30 days, but check yours or send it to us and we’ll take a look. Once you’ve given notice, we handle the handover with your current agent and introduce ourselves to your tenants.
We keep track of the statutory, safety and lease obligations that come with commercial property, including fire safety, retail lease disclosure and outgoings statements, and make sure each one is met on time. You’ll always know what’s due and who’s responsible for it.
